Policies

Welcome to your new home. We want to let you know we are glad you are here and we hope your move goes smoothly. If there is anything we have overlooked in making your dwelling ready for you, please bring it to our attention. Thank you once again for renting from MSU Housing | Greystone Properties.

RENT PAYMENTS

Rent is due on or before the FIRST day of each MONTH.  A $50 early payment discount will apply to each month rent is paid in full at least 7 days in advance of the first.  Any check returned for insufficient funds or electronic payment declined disqualifies the discount.

MOVE-IN INVENTORY SHEET

This sheet must be returned within one week after moving in, however it is optional.  Everything is assumed to be in satisfactory and good working condition, otherwise.

INSURANCE

Insurance coverage maintained by the owner does not protect residents from loss of personal property by fire, theft, water damage, etc. Residents are advised that they should obtain a policy of household contents insurance protecting their household goods and personal property.

GARBAGE DISPOSALS

Do not cram disposals with food, or put any foreign object in them. Run cold water continuously to flush disposal and cool the motor while running. Residents should try to clean out and un-jam units themselves as the resident causes most problems and the service calls caused by resident’s actions will be charged to them. If the disposal is jammed DO NOT use the dishwasher as they share a common drain line and the overflow may drain into the washer.

PLUMBING

Feminine products, paper towels, and similar items can clog toilets and drainage pipes. Resident may be charged the repair fee if any of these items are found by the maintenance people to have caused the problem.

PEST CONTROL

Basic ant and roach extermination will be provided as needed for the first 30 days of the lease period, after which it is the residents responsibility. An unsanitary dwelling with grease and food particles on the floor, under the stove, or in the cabinets is a breeding ground for roaches. Once established, they are very hard to control, therefore we ask for your cooperation.

WINDOWS AND SCREENS

Screens should not be removed in dwellings with central a/c.  In those without central a/c, please store screens safely if you install a window air conditioning unit.  Aluminum foil, cardboard, etc. must not be placed over windows.

AUTOMOBILES

Some neighborhoods around campus require permits to park on the street. The permits are free.  They are issued at city hall with proof of residency such as a utility bill or lease copy.

LOCKS

Only existing locks are to be used. Changing or altering existing locks or adding new locks by residents is not allowed. If your locks do not work properly, notify the management immediately.

MAINTENANCE

Maintenance is done as needed. The preferred method to report items that may need attention is your Resident Portal The resident is not allowed to contract for repairs and deduct the cost from the rent. Please report leaky faucets, etc. immediately, as this could save more costly repairs later.

FURNACE FILTERS

Resident should change furnace filters before winter and in the spring.  Note that newer high-efficiency furnaces will not operate after the filter begins to restrict airflow.  Reimbursement for a service call may be ten times the cost of the filter or more!

PETS

Responsible pets are allowed with a one-time $400 non-refundable pet fee, or $200 if paid in advance of the pet entering your residence.  Don’t get caught!  The fee is used to support a sustainable program to allow everyone to enjoy their home and pet.

STORM DOORS

Your storm door is your responsibility, please see that it is latched. If the wind catches it, you are responsible for damages done, which includes tearing the screen and/or springing the hinges.

PREMISES

Once the lease is signed, the residents are expected to honor all terms. Each is jointly and severally liable for the lease contract. If the lease agreement is violated, the landlord may bring suit against all the residents and/or file against their credit ratings. Subletting allowed with prior consent from the management. Indoor cultivation may void the owners hazard insurance.

DEPOSITS

It is acceptable for the residents to divide the payment of the deposit between roommates, but legally, the deposit is for the dwelling.  If one of the roommates moves out before the other, no prorated refund will be made until the unit is totally vacant.  If a new roommate is brought in they may make deposit arrangements with the current residents. Deposit refunds will be mailed within 30 days of lease expiration.  You must provide the management with a forwarding address. In order that we may refund your deposit and make no additional charges, haul off your own furnishings and trash and RETURN ALL KEYS!

DEDUCTIONS

Deductions are made from security deposits only for just cause. Such charges include any replacement of damaged or missing smoke detectors, window blinds, or other damaged items.  A carpet cleaning fee is withheld on those having carpet.  A lock fee is charged if all of the keys are not returned on or before the day the lease ends.

PRE-LEASING SEASON

During pre-leasing season we will begin advertising your residence and reserve the right to show it to prospective tenants. We appreciate your cooperation during this time. We will make every effort to contact you in advance, but may show with a pass-key when necessary. Current residents may renew their lease any time before the end of February. We begin showing availability to the public on March 1.

About MSU Housing & Greystone Properties

Do you live at 636 E. Grand? If so, you live in the very first house Tracy bought while attending then Southwest Missouri State Teachers College... well, okay it wasn't that long ago, but 4 university name changes later we had grown to 196 units. We currently have around 20 houses near MSU and 150 or so apartments on Norton Street. Since Tracy can't get his family to take over, he is still the guy to call for student houses close to campus.
