FAQs

What is the lease term?

Leases must start the date shown for each listing, and can run through either May 31st or July 31st of the following year.

Can I tour a house?

Our existing residents get the first opportunity to renew their lease or view any of our other availabilities before the end of February.  Pre-leasing begins March 1st of each year, after which, availabilities are shown to the general public by appointment.  Please find a time when all your roommates can get together simultaneously, and call our office to schedule a tour.

When is my rent due?

Rent is due on the first day of each month. However, you are allowed a discount of $50 per month for each month the rent is paid in full at least one week in advance of the first. In June, for example, if your lease states the rent is $1200, you may pay $1150 on or before May 25th. Returned checks or failed transactions disqualify the early payment discount. Prices quoted on this site assume you qualify for the early payment discount.

Are there late fees?

$20 is assessed on the fifth plus $5 per day afterward.

Are pets allowed?

Yes. Responsible pets are allowed with a one-time pre-paid $200 non-refundable pet fee.

Will I get my security deposit back?

Assuming there is no damage to the property your full deposit will be refunded within thirty days of vacating. Carpet cleaning fees are withheld on properties having carpet.  Lock change charge applies if all keys are not turned in on the day your lease expires.  Please label returned keys with your address.

Should I get renters insurance?

Property owners’ hazard insurance does not cover the contents of the dwelling. Your personal property is at risk of loss in the case of fire, flood, theft, etc. It is your responsibility to obtain renters insurance if so desired.

Who is responsible for maintenance?

We are responsible for maintaining and making repairs to the residence. You may report maintenance requests in your Resident Portal or by calling the office or texting your manager.

About MSU Housing & Greystone Properties

Do you live at 636 E. Grand? If so, you live in the very first house Tracy bought while attending then Southwest Missouri State Teachers College... well, okay it wasn't that long ago, but 4 university name changes later we had grown to 196 units. We currently have around 20 houses near MSU and 150 or so apartments on Norton Street. Since Tracy can't get his family to take over, he is still the guy to call for student houses close to campus.
